STBA SPAB 2020 Online Sustainability Conference Begins October 6
This year’s STBA and SPAB Conference will take place online over three days focusing on key issues affecting the traditional built environment: embodied carbon, skills and research. The conference will feature some of the UK’s leading speakers to help participants understand the underlying issues, explore potential solutions and then discuss all this together with a Q&A session at the end of each morning.The online conference is being held via Zoom; FULL CONFERENCE TICKET is £100 for non-members and £65 for members for all three sessions. The conference is SPAB CPD accredited. Most presentations will last 40 minutes and be in a PowerPoint style. These will be made available after the conference. A New Fireplace for The Basement
First of all, allow me to apologize for the long time between posts; it has been a busy year with no shortage of distractions both at home and at work. For now, let me begin anew by recapping some of the progress I have been making down in our basement.
As you may recall, I have already enclosed the area under the stairs for a wine/beer cellar, almost finished a bar-height counter/island, built in some storage closets and enclosed my electrical panel. Across one side of the main room I have constructed a fireplace with two cabinets on either side, which are used not only for storage, but to hide two very large, vintage Pioneer speakers that are part of the music system.
I had some of the paneled bi-fold doors left over from my island project, and used some of these in the structure above the fireplace mantel; I used two more on the side, which are hinged to open for some extra storage space. The fireplace structure is all framed with 2" x 4" lumber and plywood, as are the cabinets built on either side. For the doors, I simply framed them with 1" x 4" pine and covered the open spaces with an off-white burlap, which allows the sound from the speakers to go right through.
One issue that had to be addressed was access to my water meter and main shut-off, which is located at the bottom of the wall directly behind the fireplace. Our city uses an electronic remote-read device, so we don't have a reader coming into the house anymore, but if they ever replace the system, or I need to shut off the water supply to the house from the inside, I still need to get back there. Since the fireplace is electric (a rustic-looking Duraflame unit that heats and looks rather convincing, if I do say) this was not an insurmountable problem.
What I did was build the firebox as a separate unit that rolls in-and-out on hidden casters, fit into the fireplace opening with a decorative frame attached to it. When in place, it looks permanently attached, though it only take a second to pull the whole thing out and access the meter behind. I covered the inside of the firebox with some leftover floor tile I had from another project, and finished up the fireplace surround with some corbels and a length of decorative exterior molding I had on hand. All in all, my carpentry skills are just passable, but I am happy with the result; it is certainly up to snuff for a basement entertainment space.
One happy footnote to the project was the effect it had on my sound system. My two large speakers date from the mid-1970s; they are 6-way designs, with huge 15" woofers. They weigh a ton, and while they are very, very efficient, they sacrifice some true bottom end as a trade-off in this respect. However, I found that inserting them into an even larger cabinet significantly extended the bass response, to where the sound is more reminiscent of the old Altec-Lansing Voice-of-the-Theater speakers that are so legendary. Combined with the smaller rear speakers I use in the back of the room, the result works for everything from sporting events on the TV to a symphony...or a disco dance party.

Restoring an Akron Classic: Hackberry House
Editor’s Note: Charlotte and Michael Gintert are proud to call Akron, Ohio their home, and those of us who have followed their journey as they settled back into the area after several years abroad are very happy that they have returned. As Charlotte is an expert photographer, she often posts photos online—not only from their past travels, but also many local subjects that she has rediscovered since returning to Northeast Ohio. Of course, it was the photos of their remarkably preserved 1920’s Tudor revival home that caught my eye, and she was only too happy to provide some details as well as photos of the house upon request.
TLG: What made you choose this house?
Charlotte: My husband and I were being relocated back to Akron in August 2017 after living in Europe for six years for his position at the Goodyear Tire & Rubber Company. We came to Akron in May to look at available houses. This house was listed for sale the day before we were scheduled to fly in from Germany. The listing was still very basic, they hadn’t even photographed the interior yet, but we both had a feeling it was going to be the one for us. Akron has a large quantity of Tudor revival homes, probably thanks to Stan Hywet’s presence, and we’ve always dreamed of owning one of Akron’s Tudors. While we looked at several other houses, this one was something very special. Not only is it a Tudor, but it had been lovingly preserved by the previous owners. Unlike all the other houses we looked at, it hadn’t been remodeled to have a modern open floor plan. Almost everything was original or had been replaced by period correct pieces. Most people would balk at such a house, but historic preservation is very important to us. We felt a kinship with the owners, and delighted at the chance to continue the legacy of keeping a 1920’s Tudor as it was designed. We knew if we bought another house we would regret passing this one up because another buyer would probably end up gutting it.

The owners of the existing home claimed that the neighbors copied a number of features from their home, including similar gray stonework, the same shade of blue on the windows, similar treatments in the gables and other unique design cues that made their house “one of the most well-known and admired houses in the neighborhood” - according to the lawsuit.

Another Summer Come and Gone...
Sadly, this summer ended up being far less productive than I had hoped. Reviewing my “to-do” list of items that needed addressing, it seems I have only been able to complete a few of them. Now there is only the hope that the coming Fall may serve to be a more productive season as far as the house is concerned.
A large part of this was due to our trip to the UK in mid-May; between holiday planning and the weather upon our return, this set me back about 3-4 weeks in terms of my usual summer work schedule. In recent years, we’ve been able to open the pool during the first week of May, with another week or two after that to handle annual chores like cleaning the patios, doing touch-up painting on the decks and some outdoor furniture—which all has to be hauled out of storage—tidying up the perennial beds, setting up our tiki bar on the back deck and bringing all the seasonal decorative items out of the garage, shed and basement. This is then followed by planting of tropical-looking annuals in beds and in pots all around the pool.

Basement Renovation: Part 2: A Modest Wine Cellar
Nevertheless, when it comes right down to it, I am a Beer Guy. Not the vapid swill that passed for beer during most of the last 50 years, but better quality craft beer and exports.

So, why a wine cellar, you may ask?
Well, for one thing, we have friends who like to drink wine, maybe before, during or after dinner. So it’s always a good idea to have some on hand.
In addition, I planned to store some craft beers in the cellar as well—in particular, those high-gravity stouts, porters, ales and barley wines that do age and mellow well.

As I noted, the photos accompanying this story are helpful, in that they offer a clean and contemporary look that embraces each home’s Tudor details instead of painting them out (in white) or de-emphasizing them. This is not always an easy problem to solve, as we will eventually be looking to update the interiors of our own house, and need all the inspiration we can find.

Not a Change in Direction. An Expansion of Subject.
Having utilized much of this accumulated information in the design of my own home—I have chosen from time to time to write about some of the projects I’ve worked on since building our house almost 25 years ago. Some of the posts have involved thoughts on decoration, some are how-to’s (or maybe how-I’s) - that discuss things I’ve had to fix; other posts have simply touched on my own thoughts about building and design.
This is a bar-height island I am building in the basement using 2" x 4" framing and some used bi-fold doors. More on this project later... |
I am a notorious procrastinator, so the fault is mostly mine. After some deliberation, I find myself in a good position now to make it down the home stretch and finally get things as I originally envisioned them years ago, when I set plans to sheets of vellum (yes, no 3D renders for me) and started searching for a general contractor.
So, interspersed among the posts on historical houses, old architecture books, preservation/heritage issues and related commentary—you can expect to see more “hands-on” bits and pieces about things I am doing inside the house.
I’d be remiss if I didn’t admit that I have clearly noticed the popularity of so many design and “how-to” blogs; so I feel it is a natural course to develop this approach as I go along. It’s a chance to further explain—in practical terms—how I try to integrate whatever knowledge I have accumulated and my own design sensibilities into the projects I take on inside these four walls.

A Tale of Two Tudors
When talking or writing about Tudor Revival homes here in The States, it’s clear that in terms of quality, they clearly run the gamut—from beautiful and authentic-looking examples like Akron’s Stan Hywet Hall, to decent-looking suburban homes, to less-convincing modern interpretations—and then to what can only be considered abominations, like a Tudor ranch or split-level. Whatever type you might happen to encounter, it’s best to always be ready for a surprise.
So it was on a recent winter Sunday. There being no football (it was the week before the Super Bowl) the wife asked if I would go with her to look at some very large “open houses” for sale on the other side of town. Once in a great while, we do this for pure entertainment—or what I like to call “shits & giggles”—to see what is out there on the market and perhaps collect ideas for our own home.
All of the homes we visited were significantly larger than our present home, and about three times as costly. None were really practical for us, since investing in a far larger house at a time when most couples are getting ready to downsize for retirement doesn’t make sense. Nevertheless, we got in the car and headed out.
Only two of the homes we visited were really worthy of note; both were Tudor Revivals, and both had both good and not-so-good elements that caught my eye. They were built almost 20 years apart (1971 and 1988) and both had some interesting stories to tell.
The first of these houses I remembered quite well, having seen it well before I built my own house in 1992. The exterior is in excellent shape after almost 30 years, and I must say that in terms of overall design and massing, it is one of the better Tudor Revival-style homes I have seen built in recent times. The roof pitches are fine, the half-timbering work is reasonably robust—not thin and chintzy like so many other recent examples—the plan is angled and irregular, and the stone and brickwork is competently done. Parts of the second floor are even jettied-out over the ground floor, which is also nice to see.

Basement Renovation: Part I
The following story is somewhat of a “catch up”—since the process of improving and finishing our basement has involved years of procrastination, interspersed with periods of creativity, hard work, rudimentary planning, adaptive reuse and carpentry. Here goes…
I suppose I am not alone in saying that the state of our basement (or cellar, if you prefer) has always been a sore spot in our household. It seems this is the case for many homeowners.
When we built the house almost 25 years ago, the basement served only as storage for a growing accumulation of little-used “stuff” and a place to do laundry. The best thing about it was that due to the poured concrete walls and our well-drained lot, it was always dry as a bone.

The Challenge of Sourcing Appropriate Period Items

Today, most suppliers offer a range of classically-inspired products that would fit well into a colonial or Georgian home, but provide almost nothing that is suitable to an earlier time period. Whether it’s a chair rail moulding, a wooden mantel, or even a wooden interior door—the choices are generally limited to very common traditional designs. Think of egg-and-dart, dentil mouldings, colonial casings or the ubiquitous colonial six-panel door and you know what I mean.

Fenceposts: A Story of Deferred Maintenance
Sometimes a fence is more than just a fence. When I built our house back in 1992, I needed something to help “enclose” the small space created when I pushed the garage back about 15 feet from the front of the house. With an entry to the kitchen placed in-between and room for a small patio on either side of the driveway, the result was a modest “courtyard” that begged to be enclosed by a fence of some sort.
I eventually settled on a white picket fence, which runs only about 8 feet on either side of the driveway, connecting to the house at one side and ending at the property line on the other, then turning back along the boundary there for about 15 feet before ending even-up with the front of the garage. The result was a nice, semi enclosed space, where I could keep a table and chairs on one side and storage/waste bins on the other, all hidden behind a 3 foot fence.
To frame it all off properly, I asked the fence contractor to include some large gate posts on either side of the driveway; something about five feet high and reasonably substantial—about 8” to 12” square. I may have given him a rough sketch, but the design he came up with was almost exactly what I was looking for.
Before he had started on the project, I had looked at the plans and decided that all of this going on at one side of the house needed to be balanced by something on the other side. As a result, I added an 8 foot length of fence (and a gate post that matched those on the other side) on the opposite side of the house; this also turned at the property line and went back about 24 feet along the boundary, enclosing a small part of the yard surrounding our enclosed porch/garden room. Eventually, this area hidden behind the fence would become known to our children as The Secret Garden.

Stucco is Stucco, Right? Not Exactly.
Built in 1914, the traditional-styled English Cottage I lived in for 8 years in Akron’s Goodyear Heights had asbestos stucco covering its first (ground) floor and foundation, with cedar shingles on the upper floor. (I’ve always thought wall shingles were a poor-man’s substitute for the clay tiling used on many English vernacular houses.) The stucco on that house had been painted over, and due to some neglected maintenance, had begun to crack in several places.
On the driveway side of the house, the stucco and its expanded wire lath were both coming loose from the exterior sheathing, to the extent that I could easily insert my hand fully into the gap for almost a foot, which was right next to our dining room window. This could have been the result of some foundation settling and some moisture penetration, but it eventually resulted in the decision to remove a 6’ x 4’ section of the stucco and make a major repair.
Of course, I did not know this was asbestos stucco at the time—but it came off in large pieces, and not being too concerned with short term exposure outdoors—I have no regrets or adverse effects some 25 years later. There was horse-hair in that stucco, too!

Historic Neighborhood Tours: Goodyear Heights
One of the more gratifying things one can do is to be able to put knowledge to good use, and I was able to do exactly this last weekend as I was able to lead a historic neighborhood tour of Akron’s Goodyear Heights through @Akron2Akron, a local group that helps organized and promote city neighborhood tours in an effort to help residents discover and appreciate the places where they live.
I won’t go into a lot of detail in this post—there is a downloadable brochure I prepared; a PDF Dropbox link is HERE if you’d like to read more about it. In short, Goodyear Heights is one of the better American examples of the Garden City Movement as it was transformed into a high quality community for industrial employees of Frank Seiberling’s Goodyear Tire and Rubber Company. Planning began in 1912, when Seiberling used his master landscape designer, Warren Manning (who had already designed the grounds at his landmark Tudor-Revival mansion, Stan Hywet) to layout a small town for his workers.

Delightful Self-Built Remodel in Shropshire
Normally, planning authorities don’t look favorably upon building plans when they include significantly remodeling an older structure in order to vastly change its appearance or character. However, if the existing house is unattractive, impractical, or where it does not warrant extensive protection, then allowances can be made.
Such is the example I recently came across on Homebuilding and Renovating—a Tudor Revival remodel in Shropshire that really combines a number of clever tricks and some original thinking to deliver a very convincing and attractive home. Yes, there is some sleight-of-hand going on here; steel beams have been covered in plaster, then grained and finished to look like wood. Stone-like door surrounds are actually made from cast-moulded concrete, and then weathered to look like stone.
Purists may wish for “the real thing” but I cannot argue with the end result. Such is my own experience that the budget of most people—especially where new building projects are concerned—cannot always sustain the use of traditional materials, though they would clearly be our first choice. Creative and available substitutes can often be employed, and this home is a fine example of such an approach.
Looking at the end result, the original, nondescript Georgian home has been flanked with half-timbered Tudor side wings, embellished with a jettied porch over the center section, and topped with a high-pitched timber frame roof. As a self-build project, it is quite impressive; the owners, Mark and Julia Swannell, clearly have an excellent eye—as the proportions and architectural detail are very authentic looking. From a distance (other than the fact that the home’s lines are straight and level) one might briefly mistake it for an original. Well done!

Longwood Manor Preserved, Protected
Where does the time go? I remember reading about Longwood Manor’s impending demise back in 2007, as the Akron Beacon Journal reported that access to the manor house would cease because it no longer met building codes for public use.
Built in a free Tudor Revival style, Longwood Manor was built in 1924. It sits on 300 acres of land that belonged to Colonel William Frew Long, the founding Mayor of Macedonia and a Veteran of World War I and II. His land and the home were given to the citizens of Macedonia for use as a public park in accordance with his Will upon his death in 1984.
Though it served as a visual centerpiece for the park around it and was being used for public events, the house was allowed to fall into disrepair as expensive maintenance was ignored or postponed. As a result, the utilities were cut off and the building was closed in 2007 as the wrecker’s ball cast its shadow.
But that was not the end. Interest in preserving the building slowly grew throughout the community, and by the Fall of 2012 a group had formed to raise money and begin some of the most critical restoration work. That work continues to proceed today, and the house was placed on the National Register of Historic Places in 2014.
Today’s group of volunteers is dedicated to Preserving the History of the city of Macedonia, with a primary task of updating the Manor so it can serve as a public gathering space, Museum and the headquarters of the organization.

In This Case, I'll Say Bravo to "Faux"
To some, the very thought of using one material to simulate another is a vile concept; the quest for “truthfulness” in every aspect of building construction is of utmost importance—and anything that might be considered “fake” or “simulated” should be shunned at all costs.
Of course, this truthfulness has a price, in pure monetary terms, maintenance requirements, or in sustainability. That’s why I gave up the game a long time ago, and decided that I would happily compromise when needed—and if the results looked fine from ten or twenty feet away.
I admire the philosophy of the Craftsman movement, but I cannot afford to sustain it in my own building projects. Clay wall tiles or even wood shingles are beautiful, but I have substituted vinyl where I wanted that effect. Clay or even slate roof tiles are always preferred, of course…but the very-expensive dimensional composite roof that I finally managed to afford 15 years after I moved into my house will have to do (and it does look wonderful). Likewise, the Tudor-style vertical timbering found in some of my gables is wood, yes—but wood that was wrapped in white aluminum, so I wouldn’t have to paint it every few years. I could go on, but I think you get my point.
I know this approach may sound like heresy, but the overall effect is pretty effective, and frankly, I think the house looks better than a lot of modern “Mock-Tudor” houses I’ve seen that do use slightly more traditional materials. This is probably due to the fact that the overall design and proportions are more authentic—the second floor really is jettied out over the front entrance porch, the roof is the proper pitch, and the extra detail I’ve added, like the carved floor-level banding, real wood corbels and even the flowerbox—make it look…right.
Which brings me to the subject of this post, which is a new product available in the UK: Telford-based Faux Wood manufactures and sells reproductions of English oak planks, which have been developed for replacing high-maintenance timber used on Tudor-revival homes. It turns out that a few years ago, one of their customers asked if they could replace the rotten mock Tudor planks on a house facade with a maintenance-free alternative, that better resembles timber than the smooth PVC.
The product that they finally developed is molded from original oak timbers, using high-density rigid polyurethane. It comes in a range of colors, and is designed to be as realistic as possible. While not cheap – about $45 wholesale/$62 retail for a 10 foot plank, I think the product certainly hits the sweet spot with a combination of great looks and low/no-maintenance qualities.
Overall, I think it represents a great example of when original thinking, great technology and good design come together to solve an age-old problem. To read more about Faux Wood, check out this article in the Shropshire Star.

Tudor Tear-Down on Hold as McMansion Lust Continues
Although a great many of the "McMansions" that have sprung up across the landscape are to be rightly reviled for their gross and overblown designs, the problem is doubly painful when a fine old home is demolished to make way for these monstrocities. The problem has recently come to light again in Wilmette, IL - where an attractive prarie-style home with connections to Frank Lloyd Wright may fall to a wrecking ball.
In the article about that house, writer Lee Bey notes the story of another local house - a 1901 stucco and stone Tudor-revival home on Essex Road designed by Irish architect William Wallace Blair, who also lived in the house after it was completed. The home (see photo) was purchased by Heritage Luxury Builders, which last year sought permission to demolish the home and build a brand new one on the lot.
Some local residents weighed in on the proposal, and village officials held off on issuing any permits until this March. Meanwhile, the builder has been working with the village on an alternative that could save the existing home by building a large addition that would include an attached three-car garage, three powder rooms, a home theater, and six bedroom suites. The asking price on the newly-renovated home is expected to be in the range of $3,800,000.
While the compromise on this proposal is to be applauded, it is sad to think that so many "luxury" home builders (and their customers) are so quick to tear down a fine old house like this in the mistaken assumption that they can do better. All too often, we end up with a boring mish-mash of styles where sheer size has been substituted for style as a measure of taste and accomplishment.

Ellen Leslie: A Go-to Resource for Old House and Listed Property Owners

I recently came across a couple of Ellen's articles on projectbook.co.uk - which is a great place to go for information on period and listed building projects. The first, From Alien Priory to Manor House – Uncovering 800 years of History - is an insightful article that give you a snapshot of what is involved in historic building research. It also demonstrates that even the history of what may be described as a rather "modest" house can be full of surprises and interesting details about the people who have lived in them.
"The untold story of this Grade II* building was spread far and wide in the form of maps, deeds, wills, letters, drawings and photographs. My research covered local archives, government records and libraries, as well as the Royal Institute of British Architects, the British Library, the National Archives and the National Monuments Record in Swindon. Researching this house also took me to the archive of Trinity College Cambridge. Using all these sources, combined with a personal inspection of the building, I was able to bring together the full story of The Manor House. This included who had lived there and how the building has evolved over the centuries."The second of Ellen's articles, Repair, Alteration and Maintenance: Reasons to Know the History of Your House - sets aside the notion that knowing the history of an old house is simply satisying our curiousity about the past, or indulging some hope that a secret or scandal may be uncovered. As she points out:
"If you own a listed building or you live in a conservation area, there are very real and structural reasons for knowing not only who lived there but when it was built and by whom; knowing what it is built of, where it has been altered, how the building was used. All these elements together define the historic significance of the building and knowing these facts can help you, as the owner, particularly when it comes to repair, alteration and maintenance."Aside from research needed for planning applications, uncovering information about the construction materials used and how the house has been altered or repaired over the course of many years can prevent unexpected repaier or renovation surprises further down the road. Altogether, you'll find much practical advice and guidance - be sure to check these articles out.
